Planning applications lodged with the council’s planning department this week are detailed in the list below.

An application has been lodged to build a new semi-detached home at 37 Baberton Mains Avenue, EH14 3EQ, to replace an existing demolished semi-detached house “due to explosion damage.” A gas explosion in a neighbouring property in December 2023 left an 84-year-old man dead and injured two others. Several of the properties affected have since been demolished. While 37 was originally its own semi detached building along with house number 35 and not part of the semi detached building where the explosion took place, it was also demolished following the explosion.

The application to build the new property is separate from another application seeking to replace the neighbouring homes where the explosion took place. 26/02417/FUL

In Southside/Newington, an application has been submitted for the change of use and alterations of an office building (Class 4) to Aparthotel (Sui Generis) with 23 suites at 181 Pleasance Edinburgh, EH8 9RU. The building was built in 1889 and spans over four floors. 26/02219/FUL

In another application in Liberton, a former 119 bed nursing facility could be replaced with a new 132 bed care home and associated retirement /specialist care accommodation. The facility, known as Braid Hills Nursing Centre at 77 Liberton Drive, EH16 6NS, closed in July 2024 and was sold to Michael Ladhar of Crown Care Group who plans to extensively redevelop the site. According to the Proposal of Application Notice, the application was made “to meet current Care Inspectorate standards”. 26/02266/PAN

Any property owner seeking to build, improve or alter their home or commercial premises must have the correct consents. This begins with a planning application and usually progresses all the way to a completion certificate.

Some applications for large developments such as purpose built student accommodation have been referred to the government Reporter after refusal by the council. Alterations to some buildings may also need listed building consent which is dealt with simultaneously.

There is a class of alterations which are considered “permitted developments” and will not need any planning permission. There is more guidance here.
