The list of planning applications lodged with the council’s planning department is updated weekly. The latest list is embedded below.
As well as the council website and planning portal – where any comments must be made – there is also Harry Williams’ website here which covers all 32 local authorities.
Applications which are of interest this week include:
Summerhall – the Proposal of Application Notice lodged by AMA is for “Partial selective demolition of existing buildings and redevelopment of the site for mixed use development comprising an arts centre cultural, community and venue spaces, commercial leisure and food/drink, small retail; commercial business space for employment/office space; hotel/leisure visitor accommodation and venue spaces; residential accommodation in a blend of co-Living, student and apartments (sui generis); associated amenity space, landscaping, infrastructure and ancillary works at 1 Summerhall Edinburgh EH9 1PL. Read more about the “anger and uncertainty” among locals and artists in our article here. The earliest a planning application can be made is 17 December 2026.
In September the Southside Community Council agreed that they would support the continued presence of Summerhall Arts and other tenants on the site.
The developer AMA held a first consultation event at Summerhall last week. The online version of the consultation remains open until 23 October. The developer will hold a second in person public consultation event on 11 November (although the date is to be confirmed) when the team will present “what changes have been made following the first round of consultation”.
The second consultation will be open until 27 November, and AMA say that they will be looking to submit a detailed planning application in early 2027.
16 Bernard Terrace A second proposal of application notice has been published for the former Historic Environment Scotland (HES) building at 16 Bernard Terrace. The proposal is for “demolition of existing building and erection of purpose-built student accommodation with landscaping and associated works.” The first date on which a planning application can be made is 21 December 2026.
Any property owner seeking to build, improve or alter their home or commercial premises must have the correct consents. This begins with a planning application and usually progresses all the way to a completion certificate.
Some applications for large developments such as purpose built student accommodation have been referred to the government Reporter after refusal by the council. Alterations to some buildings may also need listed building consent which is dealt with simultaneously.
There is a class of alterations which are considered “permitted developments” and will not need any planning permission. There is more guidance here.
