Three floors of an office building overlooking Haymarket Station have completed a refurbishment project, bringing nearly 20,000 sq. ft. of space to the city centre.

65 Haymarket Terrace, owned by a client of CBRE Investment Management and marketed by Knight Frank, is now ready for occupation following a series of enhancements.

Upgrades to the building have been designed to support workplace performance, employee wellbeing, and environmental sustainability.

The refurbishment includes the installation of new VRF air conditioning systems and LED lighting throughout the three newly available floors. As part of the modernisation project, the building is targeting an ‘A’ Energy Performance Certificate (EPC) rating.

To accommodate changes in commuting habits and encourage active travel, new shower and locker facilities have been installed. Secure bicycle storage has also been added for occupants who choose to cycle to the office.

The reception area of 65 Haymarket Terrace has been expanded and updated to provide a modernised entrance for tenants and visitors. The building’s location opposite Haymarket Station provides occupiers with direct access to major rail connections, bus routes, and the Edinburgh Tram network.

Current tenants operating within the building include law firms Harper Macleod and Thorntons Solicitors, as well as alcohol-free beer producer Brulo.

The delivery of this refurbished space comes at a time when available high-quality office accommodation in the city centre remains limited, prompting landlords to upgrade existing stock to meet modern standards.

The focus on creating environments that prioritise occupant welfare and reduce carbon footprints has become central to new property developments across the capital.

Commercial property consultancy Knight Frank has noted that the lack of new product entering the market makes projects such as this refurbishment vital for businesses planning their future operations.

With many companies approaching the end of their current leases, the newly completed floors are expected to attract significant attention.
