Planning applications lodged with the council’s planning department this week are detailed in the list below.

275 homes planned for Granton Waterfront

Plans have been lodged for up to 275 new homes as part of The City of Edinburgh Council’s own Granton Waterfront Masterplan. The proposal, submitted by Stallan-Brand Architecture & Design on the council’s behalf, covers plots B1 and B2 on West Shore Road and includes a mix of council and private-sale housing, along with landscaping, open space and new access and drainage infrastructure. It is only a Proposal of Application Notice at this stage, meaning a full planning application cannot be lodged until 28 September at the earliest — but with the council as applicant, this marks a major step in the long-running Granton regeneration.

Morningside fence built before permission sought

A Morningside homeowner is seeking retrospective planning permission for a fence that’s already gone up. The application covers around 10 metres of larchwood fencing, standing 1.3m high on top of an existing stone wall and overlapping cast iron railings, at 39 Morningside Park. Comments are due by 3 August — after the work has already been carried out.

Balmoral Hotel to swap out rooftop antennas

Telecoms firm Cornerstone has applied to remove six antennas from the roof of the Balmoral Hotel and replace them with eight new ones, all painted to match the existing stonework. The Category B-listed hotel sits within the New Town Conservation Area and World Heritage Site, so any visual impact on one of the city’s most photographed buildings is likely to draw scrutiny. Mobile mast upgrade for Royal Mile building

A Category A listed building at 122 High Street could see eight new antennas and six equipment cabinets installed under plans from Galliford Try Digital Infrastructure on behalf of Cornerstone. The works include swapping the building’s existing wooden louvre slats for GRP replicas — a change likely to raise heritage concerns given the site’s Old Town Conservation Area and World Heritage Site status. Comments due by 7 August.

Estée Lauder signage for George Street store

Cosmetics giant Estée Lauder has applied to install a new balustrade sign at 46A George Street, with a linked listed building consent application to replace the existing signage on the Category B listed building. The New Town Conservation Area site sits within Edinburgh’s World Heritage Site. Comments on the advertisement consent close 29 July.

Premier Inn owner seeks new signage at Albany Street

Whitbread Group, parent company of Premier Inn, has applied for fascia, projecting and higher-level signage at Albany House on Albany Street. The building is Category A listed within the New Town Conservation Area. Comments close 28 July.

Portobello garden grab bid for council-owned land

A homeowner on Bingham Avenue has applied to change the use of a strip of amenity ground next to their property into private garden ground. The application covers land 15 metres south of 20 Bingham Avenue — the kind of bid to annex public green space that often prompts strong objections from neighbours concerned about losing shared amenity land. Comments close 28 July.
