A 1970s office block in Haymarket has been transformed into a new 157-bedroom hotel, which opens early next month.
Property developer S Harrison has agreed a long-term contract with Meininger Hotels to operate the venue, which will welcome its first guests on 5 August 2026.
The development transforms the long-vacant Osborne House into the European operator’s 38th property, and its first entry into the Scottish market.
The hybrid hospitality model will offer a total of 549 beds split across private rooms and shared dormitories. The site also includes a residents’ bar, guest kitchen, breakfast area, lounge spaces, and an outdoor seating terrace.
Principal contractor Ogilvie Construction executed the works, which involved demolishing part of the original modernist concrete structure, constructing two additional accommodation wings, and adding a new top storey designed by Comprehensive Design Architects.
Ajit Menon, CEO of Meininger Hotels, said: “Expanding into Edinburgh is a key tactical milestone for our brand. The city’s resilient, year-round demand profile and diverse visitor base makes it a naturally high-yield market for our hybrid hospitality model.”
The Haymarket opening forms part of a wider Edinburgh investment portfolio for the property developer. S Harrison previously converted the Grade A-listed Buchan House into a Malmaison hotel in 2019 and has delivered multiple purpose-built student accommodation (PBSA) schemes across the city.
The developer also recently secured planning consent for a £100m mixed-use waterfront development in Leith, which will comprise residential units, further PBSA capacity, and commercial co-working space.
