Allanwater Homes Managing Director David Stirling attributes the trend to the fact that Clackmannanshire currently has no national housebuilders offering any developments, and, as such the area is flying under the radar.

“Volume builders in areas like Stirling and Falkirk are helping to push the envelope on prices, and this pushes up the values of second hand properties too. In Clackmannanshire we are one of only three builders developing here, so the county has become something of a hidden gem where you can enjoy a much larger house for the same money, and have a short commute of say only six miles to get to work in Stirling,” he said.

“The Stirling and Falkirk areas have been increasing quite quickly in property values over the last twelve months. Clackmannanshire has been increasing, but much more slowly,” he added.

Mr Stirling also pointed out that recent property surveys in Clackmannanshire indicate that there has always been a price difference between the areas, with the Wee County always being below, however the difference has never been as much as it is presently. 

“On this basis it looks like Clacks is due a price correction,” he said. “The question therefore is whether Clacks is going to become a housing hot spot or up and coming. It could potentially be somewhere a buyer should get into now to see the biggest growth in their equity as prices pull back closer to the surrounding areas.”

Mr Stirling ended by saying that he believed a number of volume builders would shortly be coming to develop sites in Clackmannanshire.

“Along with the imminent approval of development land in Dollar, which will attract national builders, this all means that Clacks will be much more visible in terms of marketing, which will lead to it potentially becoming a hot spot.”
